Painting a home in Southwest Florida isn't like painting anywhere else in the
country. The combination of intense UV rays, high humidity, salt air (especially
near the coast), and sudden rainstorms creates one of the harshest environments
for exterior paint in the United States.
After 22+ years of exterior painting across Venice, Sarasota, Cape Coral,
Fort Myers, and Naples, here's what we've learned about paint that actually
lasts in Florida's climate.
WHAT MAKES FLORIDA SO HARD ON EXTERIOR PAINT?
UV Exposure: Florida receives more sunlight per year than almost any other state.
UV rays break down paint binders, causing fading, chalking, and peeling —
often within 3–5 years with standard paint.
Humidity & Moisture: High humidity causes paint to bubble and peel, especially
if the surface wasn't properly primed or if moisture is getting in behind
the paint.
Salt Air: Homes near the Gulf or bay are exposed to salt particles that
accelerate oxidation and paint degradation.
Mold & Mildew: Florida's warm, wet climate is ideal for mold growth —
especially on north-facing walls and under soffits.
WHAT WE RECOMMEND
For Southwest Florida homes, we look for paints that offer:
• High elastomeric content (expands & contracts with temperature changes)
• Mildew-resistant additives
• High UV resistance
• Acrylic-latex formulas (not oil-based, which crack in Florida heat)
We regularly use products from Sherwin-Williams and Benjamin Moore's exterior
lines — specifically formulas rated for high-humidity, high-UV environments.
HOW LONG SHOULD EXTERIOR PAINT LAST IN FLORIDA?
With proper prep, primer, and quality paint: 7–12 years.
With budget paint and minimal prep: 3–5 years.
The preparation is often more important than the paint itself. Pressure washing,
sanding, caulking cracks, and applying a quality primer dramatically extend
the life of any paint job.
