In Florida's intense climate, exterior paint takes a beating. Most homeowners
in Southwest Florida should plan to repaint the outside of their home every
7–10 years — but sometimes, the paint gives out sooner.
Here are the five most common signs your home is ready for a fresh coat.
1. FADING AND CHALKING
Hold your hand against the siding or stucco and rub gently. If white or
chalky residue transfers to your palm, your paint's binders have broken down
from UV exposure. This is extremely common in Florida and means the paint is
no longer protecting your home effectively.
2. PEELING OR BUBBLING PAINT
Peeling usually means moisture has gotten behind the paint film. This is
serious — once moisture penetrates stucco or wood, it can lead to mold, rot,
and structural damage. Don't delay if you're seeing this.
3. VISIBLE CRACKS IN CAULKING OR STUCCO
Florida's temperature swings cause exterior materials to expand and contract.
Over time, caulking around windows and doors fails, and hairline cracks can
form in stucco. These are entry points for water and need to be sealed
before repainting.
4. MOLD OR MILDEW STAINS
Dark streaks or greenish patches — especially on north-facing walls or under
soffits — are mold or mildew growth. A good pressure wash may remove the
surface stain, but if it keeps coming back, it's time to repaint with a
mildew-resistant formula.
5. YOUR HOME JUST LOOKS DULL
Sometimes there's no major damage — the paint has just faded and your home
no longer looks its best. Curb appeal has a real impact on property value,
and a fresh exterior paint job is one of the most cost-effective home
improvements you can make in Southwest Florida.
